Villa and homestay rental tips: keep your deposit safe
How to rent a villa or homestay safely in Vietnam: check the place is real, what to ask before paying, booking-scam red flags and what to do at check-in.

The most important villa and homestay rental tip is not finding the prettiest place, but making sure the place exists and your deposit is safe. Before public holidays, Vietnamese papers such as Tuoi Tre, VnEconomy and Tien Phong have reported travellers losing deposits to fake villa and homestay pages on social media. This guide brings together simple checks, the questions to ask and what to do at check-in.
Step 1: confirm the property is real
- Find it on a map: the address should show the right location, and real photos and reviews should match the advertised pictures.
- Call the property's own number: use the number from a public directory or the map listing, not only a number sent by an account messaging you. Look up numbers by province and ward with the homestay and villa finder.
- Check the page history: a brand-new page, frequent name changes or locked comments are reasons for caution.
- Ask for a live video call before paying a large deposit for a villa you have never visited.
Step 2: ask before you transfer a deposit
| Ask | Why |
|---|---|
| Whole-house or per-room price, and what fees are included | Avoid surprise charges |
| Maximum guests and extra-guest fees | Large groups are often charged more at check-in |
| Deposit amount and refund terms | Know your rights if you cancel |
| Whose name is on the receiving account | It should match the property or owner |
| Rules on quiet hours, parties and pets | Avoid fines or losing the damage deposit |
Ask the host for a written booking confirmation listing dates, guests, price and deposit paid. Keep everything. Where possible, pay through a channel that leaves a clear record rather than handing cash to someone you do not know. If the host only accepts payment to a personal account, ask why and confirm the name by phone before transferring.
Red flags of a rental scam
- A price far below similar villas in the area, especially during holidays.
- Pressure to pay immediately because it is the "last room".
- A receiving account in an unrelated person's name, or a different account each time.
- Refusal to talk by phone, or a number that does not match the map listing.
- Villa photos that also appear for other properties in a reverse image search.
If you see any of these, stop and check further. If you have already paid and suspect fraud, keep the evidence and contact your bank and the nearest police station straight away.
Step 3: at check-in
On arrival, take a few minutes before everyone scatters to their rooms.
- Walk around, photograph or film existing damage and send it to the host right away.
- Test hot water, air conditioning, door locks and the pool, if there is one, before unpacking.
- Ask for a contact number for night-time problems.
- Keep documents and cash out of sight, and bring a power bank, as mountain areas sometimes lose power.
Travelling as a big group
When a group rents a whole villa, one person usually books and pays the deposit. Agree in advance who talks to the host, how costs are split, check-in and check-out times and the house rules. A shared kit list (speaker, barbecue items, swimwear, basic medicines) avoids everyone bringing the same things. Ideas in the homestay packing list and luggage.
If you need to cancel or change dates
Tell the property as early as possible by message, so there is a record of the time. Compare with the refund terms you agreed when booking. Many hosts offer a date change instead of a refund; ask clearly and get the new arrangement confirmed in writing. The best rental advice of all is to slow down at the checking stage so the trip itself goes smoothly. A few extra minutes spent on a phone call and a map search is a small price compared with a ruined holiday.
